Patchy grass, mostly weeds, dead thatch-filled spaces that rapidly fill in with dandelions. Trying to dig out weeds has been nearly impossible, because the ground is solid clay with a tons of rocks. The white grubs only make matters worse. 3 years of overseeding, weeding, fertilizing has gotten me nowhere.
This year I bought the aerater attachment for the Mantis (bundled with the dethatcher). This thing kicks butt! No problem slicing through the dead matted thatch, cutting deep grooves in the clay. It tosses up rocks that can easily be picked up. It slices up weed roots (and dices a few grubs too) as a bonus. The weeds pull very easily afterwards, and the overseeding I've done all seems to be sprouting as the seeds fell into the grooves.
The grass looks very ugly after you run this baby, but a couple of weeks later it's looking like a new lawn. It helps to run it after rain, or water a little first. The only downside I can see is that it's pretty small, so I probably can't do the whole 2 acres every year!
